Condition Surveys & PPMs

Why conduct a Condition or PPM Survey?

Condition surveys or Planned Preventive Maintenance (PPM) surveys can save thousands of pounds by proactively identifying building defects before they become costly problems.

Our Building Surveying team is well equipped to conduct detailed condition surveys that provide a thorough evaluation of building components, including roofs, windows, and elevations. In collaboration with trusted partners, we are able to extend our assessment to encompass mechanical and electrical systems such as boilers and electrical installations.

A PPM survey takes this a step further by assessing the existing condition and also creating a costed, long-term maintenance strategy (i.e. over 5 or 10 years) that allows clients to proactively plan budgets aligned to the most urgent works.

We develop intuitive PPM programmes that consider the optimal timing of projects to maximise economies of scale. Such as, a window replacement programme coordinated with external elevation repairs so that scaffolding is only required once.

The Strategic Value of PPM Surveys in Estate Planning

For our school clients, a PPM can be a standalone exercise or it is increasingly used as an integral part of a strategic Masterplan to ensure that planned repair and maintenance align with future development ambitions.

PPM and condition surveys also provide overwhelming evidence to support capital-funding applications e.g. Condition Improvement Fund (CIF) and the Local Authority Co-ordinated Voluntary Aided Programme (LCVAP).

Our clients requesting this service extend across our entire sector range including the education, commercial and heritage sectors.
